People are retarded. When we have a customer that needs a title commitment on a county where we don't have access to the records, we farm it out to another title company and they give us a title commitment, and we rewrite it and do the closing here. We split the premium with them.

It is frustrating converting those things. I find a lot of the companies will just throw every darn code they have on the title commitment as opposed to thinking.

Dan had one today where the forclosed property was conveyed by a deed to The Secretary of Housing and Urban Development. They put :

  • Furnish proper documentation to establish the legal entity of The Secretary of Housing and Urban Development. Additional requirements may be made.


Um... no. We do not need any corporate docs from HUD. We don't need proof that the person signing can. It is a freaking government entity. I am just perplexed. Have they never heard of HUD?
